Income & finances

Why we ask: Our qualification standard is monthly household income ≥ 3× the rent. We use this to ensure the lease is a comfortable fit for your budget — not to exclude good tenants.

Pets & animals

We love pets — many of our properties allow them. Tell us what you have so we can match you to a compatible home.

Important: Emotional support animals and service animals are not classified as pets and are not subject to pet fees. We are required by law to accommodate them with appropriate documentation. Please disclose your ESA or service animal here — it will not negatively affect your application.

If approved, pet fees apply: $250 non-refundable deposit + $25/month per pet. Breed and weight restrictions vary by property and HOA rules.

No prior evictions — on any adult applicant's record
Income ≥ 3× rent — combined household gross monthly income
≤ 2 residents per bedroom — across the unit
Renters insurance — required prior to move-in, proof uploaded to your tenant portal
